Our Story

A National Historic Landmark, Reimagined

Few addresses in Connecticut carry a history like this one.

Hillside Place began its life in 1882–83 as the State Normal School, designed by Bridgeport architect Warren R. Briggs and built on a commanding hillside site overlooking downtown New Britain. It was the first teacher-training school in Connecticut, and only the sixth of its kind in the nation — a birthplace of modern public education, and home to one of the first kindergartens in America.

The school stood beside Walnut Hill Park, designed in 1870 by Frederick Law Olmsted, the landscape architect behind New York's Central Park and Boston Common. In 1922, the Normal School relocated across town and ultimately became Central Connecticut State University — but its original building, with its landmark 120-foot bell tower, remained the anchor of the neighborhood.

— Walnut Hill Historic District, National Register of Historic Places

From 1925 to 1988, the building served as New Britain's Board of Education headquarters. In 1975, it anchored the newly designated Walnut Hill National Historic Landmark District. After standing vacant, the 47,000-square-foot brick-and-brownstone building was thoughtfully converted into 30 individual residences, completed in 1991 — preserving 15-foot ceilings, hand-carved fireplace mantels, original tiled hearths, carved door moldings, and even a surviving classroom slate chalkboard.

Today, Hillside Place carries that legacy forward: a rare pairing of 19th-century architectural character and modern high-end apartment living.
